How do I register as a flat seeker?
Fill out our enquiry form and let us know your desired criteria.
We show you how easy it is in our video on the rental offers page. You can also view current flat offers directly there.
How do I become a NEULAND tenant?
Have you successfully registered as a home seeker? Then the first step has been taken.
As soon as we have a suitable flat for you, we will inform you by e-mail. If you like the offer, simply confirm this via the corresponding link. We will then inform you about the next steps.

Will my flat search be cancelled if I reject an offer?
No, your search remains active for 90 days, even if you reject offers. We will send you an e-mail reminder before your search expires. You can extend your application via the link sent to you.
If you are no longer looking for accommodation, you can delete your application yourself at any time. You will find the link to do this in your confirmation message.
Can I customise my desired criteria?
Yes, you received a confirmation message when you created your application. You can adjust your criteria at any time using the link contained in the message.
If you no longer have the message, simply fill in a new interest form. Please note: This will delete your previous application and the application period will start again.
How do I get an appointment for a viewing?
After you have accepted an offer or enquired about a flat, your contact person will get back to you within two to three working days with suggested dates.
If none of the dates are suitable, please contact your contact person for a new suggestion. We also offer online viewings. Arrange an appointment via our Service Centre on 0 53 61 791 0.
If the flat is still rented, you will receive the contact details of the current tenants from us. This allows you to arrange a viewing appointment directly and then let us know what you think.
If there are many enquiries, there may be waiting times. We ask for your understanding.
My e-mail address has changed. What do I need to do?
For data protection reasons, it is no longer possible to change your e-mail address once you have accepted an offer or made a specific enquiry about a flat.
In this case, please fill in a new enquiry form with your current e-mail address. Your previous application will then be deleted and the application period will start again.

How long does it take before I can rent a flat?
This depends on your wishes and availability. We are therefore unable to give you an exact time frame. There is a high demand for larger flats, so the search may take longer.
In the meantime, you can start compiling your documents. To conclude the contract, we need
- three current proofs of income, employment contract or current pension certificate (alternatively: rent acceptance certificate from the job centre)
- A copy of your identity card (front and back)
- Certificate of no rent arrears from your current landlord (not applicable for NEULAND tenants, living with family members or owning property)
- Schufa or Creditreform information (will be obtained by us digitally)
- optional: certificate of eligibility for housing
- Optional: Takeover agreement with the current tenant (available to the tenant)
I have received a cancellation for a flat. Why?
Allocations are made according to defined decision criteria based on the principle of dual control. For reasons of fairness, a decision can sometimes take a little longer.
If you have received a rejection, we will be happy to check whether we can offer you further flats.
Are all flats equipped with a fitted kitchen or floor coverings?
This information can be found in the respective exposé. If a fitted kitchen or certain floor coverings are important to you, please contact us.
What documents do I need to conclude a tenancy agreement?
For the conclusion of the contract we need

How can I submit documents?
You will receive an e-mail from us with a link to the digital self-disclosure form. You can conveniently upload your documents there.
This is how it works: Take a photo of the document with your mobile phone, click on "Upload document" and select the photos from your gallery. You can also upload PDF documents directly from your mobile phone.
As soon as everything is complete, click on "Send". You will immediately receive a confirmation by e-mail.

I would like to take over items from the previous tenant. Is that possible?
Yes, our takeover agreement allows you to reach an agreement with the previous tenant. However, a takeover is only possible with a direct follow-up tenancy.
Please discuss which items you would like to take over directly with the previous tenant(s). You can find the form in our download centre.
Please note: We only accept our own takeover agreement.
Do I have to take over items from the previous tenant in order to get the flat?
No. An agreement with previous tenants is made on a voluntary basis and has no influence on the allocation decision.
What is a certificate of eligibility for social housing?
A housing eligibility certificate (WBS) entitles the holder to move into publicly subsidised housing. These flats are subsidised by public funds and may only be rented to households that do not exceed a certain income threshold.
The WBS is linked to a maximum flat size, which may not be exceeded by more than ten percent. Before concluding a tenancy agreement, the original WBS must be presented to NEULAND.

The city will check your eligibility based on the WBS income limits applicable in Lower Saxony. If you earn less than the maximum prescribed income limits, you have the option of moving into a state-subsidised WBS flat, regardless of whether you are a pensioner, single or married.
