Schiller Street
At Schillerstraße 40 to 50, the conversion of apartments has created numerous retail and office spaces, as well as rooms for medical practices and restaurants. I want to start my own business. When should I start looking for a suitable commercial property?
As soon as your plans become concrete. The approximate amount of the rental costs is important for your cost calculation and financing. For start-ups, we ask you to submit a business plan and your business concept.
Do I have to expect a higher rent for a commercial property than for a flat?
Rental prices for commercial properties depend on location, facilities and intended use. Since commercial properties serve commercial purposes and involve higher investments, prices are generally higher than those for residential properties.
How quickly can I rent a commercial property?
For freely available properties, rental is usually possible from the first day of the following month, with a lead time of at least three weeks. Retroactive rental is not possible.
For properties that are not yet available or require repair work, there may be a waiting period of up to six months.
When must the rental deposit be paid?
The deposit is three times the total monthly rent and is due before the commercial property is handed over. It can also be provided in the form of a bank guarantee.
I need to adapt my commercial focus or my main product range to customer demand. Can I do this easily in my shop?
No. Changes to the purpose of the lease must be requested from NEULAND. Please contact our representatives for the commercial sector.
New regulations require structural changes to my commercial property. What should I do?
Please describe the situation in writing and submit an application. After a technical review, you will usually receive approval to carry out the modification in a professional manner.
As the modification is for commercial purposes, you as the tenant will bear the costs. When you move out, you may be required to restore the property to its original condition upon request. All structural modifications must be applied for at NEULAND.
How quickly can I terminate my tenancy agreement?
The notice period is agreed in your tenancy agreement. Early termination is not possible.
Can I find a new tenant?
Please contact our commercial team before agreeing with new tenants. There are many important points to consider when transferring a business, which we would be happy to discuss with you. The final decision on re-letting rests with NEULAND.
Can I carry out commercial activities in my rented flat?
No. Flats may only be used for residential purposes. Commercial use is not permitted. Signage on the building or customer reception are also not permitted.
